The Hill Country Home Down Payment Assistance (DPA) Program helps qualified buyers purchase a home with the help of affordable financing and down payment support.

Eligible homebuyers can receive:

  • A 30-year fixed-rate mortgage (FHA, VA, USDA-RD, or Freddie Mac HFA Advantage)
  • Down payment and closing cost assistance equal to 4%, 5%, or 6% of the loan amount
  • Up to a purchase price limit of $364,452

Assistance is provided as a 0% interest, 10-year forgivable second mortgage.

The DPA program can be used to buy:

  • A new or existing single-family home, condo, or townhome
  • Anywhere in Travis County, including inside the City of Austin

Manufactured homes are not eligible. Home must be purchased, not refinanced.

  1. Check if you qualify

To be eligible, buyers must:

  • Have a minimum credit score of 640
  • Have a maximum income of $138,460 (140% of Area Median Income)
  • Have a maximum 45% debt-to-income ratio
  • Occupy the home as a primary residence
  • Complete a HUD-approved homebuyer education course (first-time homebuyers only)

You do not need to be a first-time homebuyer to qualify.

The lender will guide you through the mortgage process and help you choose the best assistance level for your situation.
